Documents to Check Before Buying Property

Property documents in Bangladesh can vary by location, property type, and ownership history. This guide is a preparation checklist, not a substitute for an independent lawyer and surveyor.

Confirm ownership and history

Ask for the current title deed and the chain of prior deeds. Review the relevant khatian records, mutation information, land-development tax receipts, and the seller's identity. Names, plot numbers, areas, and boundaries should agree across the records.

Check approvals and obligations

For an apartment or developed building, request the approved plan, relevant authority approvals, developer agreement where applicable, allocation papers, handover records, and utility status. Ask whether the property is mortgaged, disputed, leased, or subject to unpaid dues.

Use independent verification

  • Choose a lawyer who represents you, not the seller or broker.
  • Verify records with the appropriate land and development authorities.
  • Confirm the physical plot or unit matches the documents.
  • Keep copies of payment records and signed correspondence.

Do not transfer a large advance solely on the basis of photocopies or urgency. Agree on a documented verification period before the final transaction.
