The Essential Property Viewing Checklist for Bangladesh
A room-by-room checklist for inspecting structure, utilities, surroundings, and everyday livability before you commit.
A property can look excellent in photographs and still create expensive problems after you move in. Treat every viewing as a fact-finding visit, take notes, and avoid making a decision while you are still inside the property.
Start with the building
Look for long cracks, damp patches, exposed reinforcement, standing water, and signs of recent paint used to cover damage. Ask about the building age, lift maintenance, generator coverage, fire exits, and how common areas are managed.
Test everyday essentials
- Open taps and check water pressure in the kitchen and bathrooms.
- Test switches, sockets, fans, locks, windows, and mobile reception.
- Ask when gas, electricity, water, and service charges were last paid.
- Visit during daylight and again near the time you normally return home.
Inspect the location, not only the unit
Walk the approach road, check drainage marks, noise, waste collection, parking access, and the distance to transport, groceries, schools, or healthcare. Speak to a resident or shopkeeper nearby; a short conversation often reveals issues a listing cannot show.
Do not rely on verbal promises. Add agreed repairs, included fixtures, parking, and handover dates to the written agreement.
