A productive loan conversation starts before you visit a lender. The goal is not only to learn how much you may borrow, but also what monthly commitment remains comfortable when other costs change.
Build a clear financial picture
List stable income, existing debts, recurring household expenses, and the savings that will remain after a down payment. Keep an emergency reserve separate from purchase funds.
Prepare common records
Depending on your employment and the lender, you may be asked for identification, tax records, salary or business documents, bank statements, existing loan details, and property papers. Ask the lender for its current checklist rather than assuming every institution is identical.
Compare the complete offer
- Ask whether the rate can change and when it is reviewed.
- Understand processing, valuation, legal, insurance, and early-settlement charges.
- Request a repayment schedule and total-cost illustration.
- Ask what happens if a payment is late or income changes.
